Do you walk the client and the agent through the report?
Yes. Every inspection includes a professional summary in person or by phone — for the client and for their agent. Not a PDF dump. VIP service for VIP clients.
Are reports really same-day — and do you charge extra?
Same-day reports are included. We do not charge extra for them. Request by 12:00 noon. Reports go out that day once the inspection agreement is signed, payment has been received, and permits/documents are in the inspector’s hands. Unsigned agreements, unpaid invoices, or a city pulling records can delay release. Same-day — or the inspection is on us.
Spray foam in the attic — can you still do wind mitigation?
Yes. That’s our Exploratory Wind Mitigation. With the homeowner’s permission we cut small sections of spray-in foam, get the measurements and photos the UMVI form actually requires, then set the foam blocks back with low-expansion polyurethane foam adhesive we carry on site — so credits don’t die as “not visible.”
Do you test well water?
Yes. From a basic E. coli / total coliform screen to an advanced panel. The inspector collects the sample, ices it immediately, and drives it to the laboratory after the inspection. The lab runs the test you agreed to before we arrived — so a last-minute lender requirement doesn’t stall the deal.
Do you inspect structural components?
Yes. Florida home inspections include a limited visual look at readily accessible structural components — foundation, framing, and related systems you can see without opening walls. We are not structural engineers and do not certify structural adequacy.
WDO, sewer-scope, and septic?
We coordinate those with approved, Florida-licensed third-party providers. PVHI is not a pest control operator.
Is this a visual inspection only?
Yes — non-invasive, readily accessible systems and components. Drone and thermal find more without tearing anything open.
What is a walk-through consultation?
A verbal on-site consult if you’re unsure about buying, don’t want to pay for a full inspection with a report, or you’re an investor looking at a lot of properties. Walk-through consults are verbal only — no reports, no written findings. Florida home inspection standards of practice do not apply. This is not a home inspection.
