The inspector walks the client through what’s wrong and why before leaving the property — so they aren’t caught off guard when their agent calls to say underwriting flagged something. They already know. They have time to get ahead of it.

We don’t give up. We don’t just mark “could not access” because it’s a second story. Roof pictures always make the report — from the ground, from a ladder, or with our 5K drone. Remote photography is included. If the roof is on the house, we photograph it.

Spray-in foam in the attic is where a lot of UMVI forms die. The inspector sees foam, marks “not visible,” and your client loses the credits. We built a service so they don’t. With the homeowner’s permission we cut small sections of spray foam, get the measurements, photos, and verification the UMVI document actually requires, then set the foam blocks back with low-expansion polyurethane foam adhesive we carry on site. Discounts. Credits. Hard-earned dollars — kept.

From a basic E. coli / total coliform screen to an advanced panel. We collect it, ice it immediately, and drive it to the lab after the inspection. Built for the lender who throws in a water test at the last minute — so the process still moves.

On 4-point and wind mitigation inspections, we photograph what the proprietary document actually asks for — and nothing extra. Trampolines, toys, the stuff in the yard that isn’t on the form?
